Lake Nona was called “the future of cities” by Fortune magazine and you can see why the moment you step into this community.

Lake Nona is located about 30 minutes south of Orlando. Its territory spans 44 square kilometers and is being managed by the Lake Nona Property Holdings. The population has really grown over the years from just 1,500 people in the year 2000 to more than 50,000 fifteen years later.

People didn’t really flock to the area until the past five years. It is projected that by 2020, the population here will balloon to 75,000 so this is a fast-growing community.

The whole neighborhood was actually designed to be a medical city. You can still see the original vision of the builders with the presence of the University of Florida Academic & Research Center, University of Central Florida’s Health Sciences Campus, Orlando VA Medical Center, and the Nemours Children’s Hospital in the area.

Lake Nona is actually split into four communities:

  • The Lake Nona Estates
  • The Lake Nona Central
  • Northlake Park
  • Lake Nona South

You can find the VillageWalk at Lake Nona Central. The VillageWalk features resort-like dwellings with perfectly manicured lawns and mature trees. Most of the homes also have a direct view of a lake so it’s well worth the price of admission to move into this exclusive neighborhood.

NorthLake is where you can find the Morningside and Waters Edge. Just like the name suggests, Waters Edge features beautiful waterfront houses, as well as townhouses, which really serve as a refuge when you go home after a long day at work.

Of course, you can expect full amenities for your leisure and exercise activities in these exclusive enclaves.

Medical City can be found at Lake Nona South while the Lake Nona Golf & Country Club can be found at the Lake Nona Estates.

Currently, there are 12 communities in Lake Nona consisting of mid-level developments and apartments.

Lake Nona is actually the first community in Florida that has been described as a gigabit village. This is because the Wi-Fi speeds here are 200 times faster compared to the national average.

The neighborhood is being served by four schools: NorthLake Park Community School, Lake Nona High School (near Laureate Park), Sun Blaze Elementary School in Randall Park, and Lake Nona Middle School (near Laureate Park).

Things to do in Lake Nona

The Nona Adventure Park is the main highlight of Lake Nona. Opened in February 2019, the development features cable waterboarding, floating aqua park, dining and entertainment, as well as a climbing tower that is 60-feet tall.

Lake Nona a self-contained neighborhood and when you spend time there, you won’t miss the big city. Lake Nona has a laid-back atmosphere. People seem more friendly and connected. It’s the same feeling you get when you visit a small town.

The Glass House is also a unique experience because you are literally walking into artwork created by Brooklyn artist Tom Fruin. It’s a patchwork of materials reclaimed from various historic sites, highlighted by the stained glass.

For shopping, there’s the Lake Nona Town Center, which features upscale restaurants and retail shops. The Marriott Residence Inn and the Courtyard by Marriott, as well as the Lake Nona Town Center Hotel, are also at the Town Center.  The Town Center also has a Bike Share program where you can rent a bicycle to travel around.

The Lake Nona Plaza, features Publix Food & Pharmacy. All in all, the retail establishment has more than 25,000 square feet of space.

There are nice parks in the area. Moss Park, Laureate Park Village Center Green and Crescent Park are located in the Nona area, so there’s plenty of opportunities to go hiking, jogging, biking, and pet-walking.

Lake Nona also contains the largest tennis facility in the world.

Apart from the major neighborhoods mentioned above, developments continue to be introduced in Lake Nona by the developer Tavistock.

Among the newer additions are Somerset Crossings and Somerset Park.

The Somerset Crossings features townhouses with three designs to choose from. They have an open-concept plan and they are designed to be low maintenance. The community also has a pool and a cabana.

Meanwhile, Somerset Park can be found in the western portion of the community and features single-family dwellings. Just like the name suggests, it features numerous parks, playgrounds, and hiking trails.

Laureate Park has rows of townhouses, bungalows, and cottages that stand out because of their vivid colors. The architectural design of the houses is quite modern and Laureate Park is a community unto itself with its own playgrounds, running and biking trails, fitness center, swimming pool, and parks.

As far as the prices go, the median housing cost in the town center is around $410,000. Most real estate industry experts predict the price to rise at least 6% in 2019. The median cost per square foot of development here is around $180, a bit higher compared to the median cost of $151 in Orlando.

Nevertheless, million-dollar listings are quite typical here, which is what you would expect from such a nice community.
