Ten miles directly north of Disney World in Orlando, you will find yourself in a census-designated place of Horizon West, a suburb with mixed-use communities that forms part of the Orlando-Kissimmee-Sanford Metropolitan area. It is considered to be a fast-growing village with an estimated total population of 26,000 as of 2019.

The community was built as a backdoor to the Happiest Place on Earth. Residents are reminded of this almost nightly by the fireworks display that lights up the night sky at Disney World, which can be seen from Horizon West. And if you listen hard enough, you can almost hear the faint Disney tunes that you grew up with as a child.

The Horizon West communities are part of the ambitious plan to develop 28,000-acres of what used to be tracts of orange groves. It was originally developed for 40,000 housing units but expansion plans are underway, which would mean that by the time the current build out plans are completed, Horizon West would be home to 85,000 residents.

Things to Do at Horizon West

To the credit of the planners, they are aware that nothing accelerates growth to a budding community faster than a shopping mall. This is where the Hamlin Town Center comes in. Once completed, it is expected to have over two million square feet of retail space, office space, and a hotel with 1,200 rooms. It has become the centerpiece of Horizon West and residents call it the Town Center or Hamlin, whichever you prefer is fine.

While Hamlin has all the shops and restaurants you wish for, Horizon West also has other things to offer. In October, there is the local OctoBEARfest while the Flavor Fest typically occurs in November. On weekends, there is a farmer’s market that offers fresh produce and food using family recipes handed down from generation to generation.

Horizon West was developed as a self-sustaining community, which means that you do not have to go out of the suburb for groceries, basic necessities, medical needs, and recreation. There are plenty of parks where you can unwind and breathe in the fresh air. During weekends, you will find families and kids, along with their pets, spend quality time on well-manicured grass.

Grade A School District

One of the advantages of moving to Horizon West is its above-average school district. You can rest assured that your children will have excellent instruction in primary, secondary, middle school, and all the way to high school. Among the notable institutions in the neighborhood are Independence Elementary School, Windermere Elementary School, Keenes Crossing Elementary School, Bridgewater Middle School, and Windermere High School.

Apart from its proximity to Disney World and Universal Orlando, what draws many residents here is the A-rated school district.

Horizon West Neighborhoods

Horizon West offers several options for potential home buyers. Here are some of the communities that form part of this suburb.

If you have some extra money, then Orchard Hills is the place for you. Homes here start at $300,000 although they go up to $600,000. All in all, there are more than 600 homes in the community, which is being developed by Ryland Homes. The amenities include a private clubhouse and fitness center, a dog park, green spaces, and a playground.

Alexander Ridge is a nice development with about 200 housing units. There is a community pool, playground, and sports amenities. The average housing price in this community is around $400,000.

Independence is right by Disney World’s backdoor, about five minutes away from the resort. Kids love it as you might expect.

Sanctuary at Twin Waters has a majestic view of Lake Avalon. But that type of view will cost you as estate houses here start at $500,000. On the upside, you have a lakefront house generally with at least four bedrooms. Residents really have the best of both worlds as they have a lake for their playground and Disney World just a short drive away.

Overlook at Hamlin is a new development with luxury homes. The neighborhood is just a walking distance away from Hamlin Town Center, and you will enjoy the exclusive use of the sizable pool, resort clubhouse, splash pad, waterfront amphitheater, children’s playground, and water activities.

But there are other communities in Horizon West, as well, such as the Hamlin Reserve, Twinwaters, Waterleigh, The Cove at Hamlin, Covington Chase, Hickory Hammock, Avalon Reserve, Summerlake Groves, The Vineyards, Cypress Reserve, Peachtree Park, and Mabelbridge, among others.

Except for a few neighborhoods, almost all communities here are inter-connected. There are no gates to demarcate space. It provides a sense of community and belongingness.

Buying a Home in Horizon West

 The average price per square foot in the neighborhood is $161, which is lower than in Downtown Orlando. Homes can be found in Horizon West from as low as $200,000 for a two-bedroom house measuring 1,100 square feet to as high as $600,000 for a four-bed, three-bath home measuring 2,300 square feet. A 4,000-square feet house with five beds and 3.5 baths, meanwhile, will cost you around $650,000.  However, over the past six months, listed homes were sold at an average price of $370,000.

If you are on a budget, there are units under 1,000-square feet that are available for under $190,000. The one drawback is that you may not get your own yard and the neighbors may be behind the other wall, so noise could be an issue.

Houses put up on the market generally receive multiple offers, which means that you may pay above the listed price. On average, people pay two percent above the quoted price. Listings typically stay around 20 days before they are sold.
