About Homes for Sale in Doctor Phillips
In 2015, Doctor Phillips made the list of CNN Money’s Best Places to Live in America. It is one of the most sought after neighborhoods in the Orlando area.
Doctor Philips is a suburb of Orlando in Orange County, Florida. Sandwiched between the Butler Chain of Lakes and the Sand Lake Chain of Lakes, you can find plenty of homes with a clear view of the water, which only adds to their charm and appeal.
The name actually came from Dr. Phillip Phillips, one of the pioneering magnates in the state. While he was mainly the citrus king during the early 1900s, he also didn’t limit himself to just farming, as he diversified his business into juices, as well. At the height of his business, he owned over 5,000 acres of land planted exclusively with citrus.
In fact, the philanthropist owned the land that the Arnold Palmer’s Bay Hill Country Club presently sits on. Even today, his legacy still lives on in the neighborhood as his old house has been converted into a bed and breakfast inn.
According to the Census Bureau, Doctor Phillips had a population of almost 11,000 in 2010. It is believed the population grew approximately 15% in 2018. The neighborhood had an average household income of $82,000 in 2016. This is higher than the average income of $50,860 for the entire state.
The neighborhood actually covers a pretty small area. With only 3.4 square miles in its territory, the population density is generally higher here than it is in the rest of Florida.
When you move into the neighborhood, you will find that most of the residents here are well-educated and hold good jobs. You will encounter a lot of executives and supervisors, and people who own their own businesses.
Public transportation here is very convenient. You can reach downtown in just over 10 minutes by commute, which is not bad. You can consider yourself lucky if your commute is under 20 minutes, as this is a shorter commute than most Americans have to endure.
The neighborhood is being served by the Orange County Public School District, which has 125 elementary schools and K-8 schools such as the Arbor Ridge K-8 School, OCPS Academic Center for Excellence, Blankner K-8 School, Windy Ridge K-8 School, and Wedgefield K-8 School.
There are also 20 high schools under the Orange County Public School District, including Maynard Evans High School, Oak Ridge High School, Cypress Creek High School, Winter Park High School, Edgewater High School, William R. Boone High School, and Windermere High School.
As for colleges and universities, Everest University-South Orlando is just about 5 miles away and so is Valencia College. The University of Central Florida, meanwhile, is around 20 miles away, which is still not bad since it’s under an hour drive away in case you miss your kids too much.

Located just 15 minutes southwest of Orlando, this neighborhood is still strategically located to be far away from the hustle and bustle of downtown, but still near enough to make a trip into Orlando convenient. There are around 3,500 homes in Doctor Phillips.
When you buy a house in the neighborhood, you can expect a medium-sized house with 3-4 bedrooms and 1-3 bathrooms. However, due to the space issue, there are also a number of vertical apartments and condominium units.
The houses are relatively new as they were built after 1970. Countless houses here were also constructed after the after 1999.
Nevertheless, if you are looking to settle in this area, the good news is you can get a good deal. A decent number of properties are only occupied during part of the year. This can drive the prices down and you can snatch one up if you make a good offer with the help of a realtor.
Doctor Phillips has changed quite a bit since being an isolated neighborhood where you could see citrus trees for miles. Now, it’s one of the most sought-after neighborhoods in the Orlando area. Although you are very near downtown, the scenic lakes, green spaces, and that small-town atmosphere give it a rural vibe. This is a family-friendly neighborhood and one that should be considered if you want to settle down for good.
